Todd Pultz is a real estate investor, coach, mentor, and serial entrepreneur.
He started out like many others, consuming content and education on his own. He found a great opportunity to take the next step toward his goals to learn from a mentor. His friend’s dad had a 30 door portfolio and Todd went to him and told him that he wanted to buy a 4 unit multifamily and asked him if he found one would he partner on it with him. He agreed and Todd got to work finding the property, negotiating the price down, bringing the deal to his friend’s dad and partnering with him! He became his mentor in real estate investing and in business. A year later Todd wanted to own the property on his own and bought out his mentors half.
This is a great example of one of the biggest misconceptions in real estate investing, that you need money to invest. There are many creative ways to invest in real estate, some that require little to no money. But Todd’s example is great because even though Todd didn’t have the money he networked with someone that did. Todd used his skills and time to find and negotiate a great deal that he then found the money to fund through his network. Todd learned that the easiest way to find the money is to be good to people and the people will be good to you.
Todd could have easily said, “I don’t have the money to make a deal happen so why should I spend time analyzing deals.” But he learned that money will come if he can find/create a good enough deal and his time was better spent learning how to analyze and create deals than to do nothing.
